First things first, Nikolas and his family are the kindest most helpful people you will ever meet. From picking us up at the port, to providing us with fresh fruit, eggs, cake, biscuits and lifts in his car to the monastery, the cave and the beach literally every day, nothing is too much trouble for them and you don’t even need to ask - this is all offered with kindness.
We had an upstairs room with a spacious balcony, a comfy bed, and a separate kitchen/dining area which was kept spotlessly clean. It’s traditionally Greek - not very modern but perfectly adequate. We had a lovely view across the fields to the marina and there are chickens and goats in the field. The property is a good 20 minutes walk into the main port where all the shops and bars and restaurants are, but it’s a flat and easy walk.
Would definitely return and recommend.

Really quaint and rustic family run establishment. We were treated to cake home made by the family.

Unfair billing and total lack of transparency
"We stayed at Nicolas Studios in Patmos as part of a seminar, arriving 4 nights before the event.
If the stay itself went well, the handling of the billing at the time of departure was deeply disappointing — and most importantly, unacceptable.
We were charged for 5 nights instead of 4, because an arrival at 8am was equivalent to an extra night. This rule was never communicated to us in advance, either at the time of booking or upon arrival.
In addition, a clear verbal agreement had been reached regarding the alignment of our rates with those of the seminar. This commitment has simply not been fulfilled. At the time of settlement, our local contact person (“Igor”) had become unreachable, making any discussion impossible.
As a result, a final invoice 58% higher than the original agreed price.
This type of practice is difficult to accept and leaves a clear sense of abuse.
Advice to future guests: always require detailed written confirmation (exact dates, number of nights, arrival conditions, precise rates).
Without this, you are exposed to very unpleasant surprises.
In short: a proper stay, but a commercial management that poses a real problem of trust."

Nicolas a great host
Studios are in quiet, rural location but within 10 minutes walk of restaurants, bakery and supermarket. Room 15 on first floor has panoramic views of port and country side. Spacious studio ( although ideally shower room could be bigger) with extremely comfortable king size bed. Nicolas is a force of nature, bringing you fresh eggs and fruit from his small holding. And with no buses at weekend in mid October, provided a taxi / sightseeing service. Charming family as well.
